Edmonds is a waterfront city on Puget Sound in southwest Snohomish County, with a walkable downtown, a ferry to Kingston, and an arts community. Bothell sits in both King and Snohomish County at the north end of Lake Washington, with a revitalized downtown, the Northshore School District, trail access, and an easy Interstate 405 commute to the Eastside. At the median, home prices are closer than many buyers expect. The difference is what the budget buys and how you want to spend your days.

Which is more affordable, Edmonds or Bothell?

At the median they are fairly close. Market data varies by source and period, so look at current numbers for the specific neighborhood you are considering.

Edmonds. Homes.com currently reports a median sale price of about $938,500 over the last 12 months, with single family homes around $1,055,000, townhomes around $676,500, and an average of 29 days on market. Price varies substantially within Edmonds. Buyers looking below the premium prices often found in the Bowl and view areas may find different price points in Lake Ballinger, parts of Westgate, Five Corners, and other areas depending on property type and current inventory.

Bothell. Homes.com currently reports a median sale price of about $1,024,000 over the last 12 months, with homes averaging 47 days on market. Redfin's three month data ending August 2026 shows a median sale price of about $938,879 in Bothell West and about $1,308,134 in Bothell East. These sources use different geographic definitions and time periods, so use them to understand the range rather than as interchangeable citywide statistics.

What this means: in Edmonds the budget often goes toward location, walkability, and views, sometimes in an older home. In Bothell, the same budget often buys more square footage, a newer home, and a larger yard, especially on the Snohomish County side. Both markets are more balanced than in the pandemic years, giving buyers more room to negotiate on price, inspection items, and credits.

What is the housing market like in Edmonds and Bothell right now?

More balanced than the fastest seller markets of recent years. Current market time varies by source and geography: Homes.com reports about 29 days in Edmonds and 47 days in Bothell, while Redfin reports shorter recent market times in Bothell West and Bothell East. Well prepared, accurately priced homes can still draw strong interest.

What school districts serve Edmonds and Bothell?

Edmonds is served by the Edmonds School District, which also serves Lynnwood, Mountlake Terrace, Brier, and parts of unincorporated Snohomish County. Bothell is served primarily by the Northshore School District, which also serves Kenmore, Woodinville, and parts of unincorporated King and Snohomish County. Many relocating buyers ask about Northshore specifically. School boundaries can split neighborhoods and change over time, so always confirm school assignment by address with the district before writing an offer. Compare schools using the district's and the state's published data rather than anyone's opinion.

How do the commutes compare from Edmonds and Bothell?

From Edmonds:

  • Downtown Seattle by State Route 104 to Interstate 5 or State Route 99. Sound Transit's Edmonds Station serves the Sounder N Line and Amtrak Cascades.
  • Mountlake Terrace and Lynnwood City Center light rail stations are a short drive away, with direct trains to Seattle and across the lake to Bellevue and Redmond on the 2 Line.
  • The Edmonds to Kingston ferry to the Kitsap Peninsula.

From Bothell:

Coming: Sound Transit currently anticipates Stride S3 service beginning in 2028, connecting Bothell with light rail at Shoreline South/148th. Stride S2 along Interstate 405 is anticipated to begin service in 2029. Sound Transit notes that project dates are subject to change.

If you work on the Eastside, Bothell often has the shorter commute. If you work in Seattle or want weekend ferry trips, Edmonds has the advantage.

What is daily life like in each city?

Edmonds features Brackett's Landing and the Edmonds Underwater Park, an off leash dog beach, the Edmonds Center for the Arts, monthly art walks, the Edmonds Arts Festival, a Saturday summer market downtown, the ferry to Kingston, and the Edmonds Marsh.

Bothell features a revitalized Main Street with local restaurants and shops, McMenamins Anderson School, the Sammamish River Trail (connecting to the Burke Gilman Trail toward Seattle and Woodinville in the other direction), the Park at Bothell Landing, North Creek Forest, the University of Washington Bothell and Cascadia College campus, and the Canyon Park business area with life science and technology employers.

Which neighborhoods should I look at in each city?

  • Seaview and Perrinville: residential streets with a mix of midcentury and updated homes.
  • Meadowdale: wooded streets near Meadowdale Beach Park, with some view properties.
  • Westgate and Five Corners: near shopping, with access to downtown and Highway 99.
  • Lake Ballinger area: near the lake and the Mountlake Terrace border, typically lower price points.

Bothell

  • Downtown Bothell: townhomes and condos near Main Street, the university, and the trail.
  • Norway Hill: larger lots, mature trees, and custom homes close to Interstate 405.
  • Bothell Highlands: established neighborhoods on the King County side.
  • North Creek and Canyon Park: newer construction and planned communities on the Snohomish County side with freeway access.

What tradeoffs should I know about in each city?

Edmonds: many homes near downtown are older, which can mean updating costs and a more careful inspection. View homes and Bowl properties come at a premium. Some hillside and bluff properties carry slope considerations. Train traffic runs along the waterfront, which some residents barely notice and others hear clearly.

Bothell: the city spans two counties, so property tax rates, services, and some permitting processes differ by side. Interstate 405 and SR 522 can be heavy at peak hours until Stride arrives. Newer planned communities may include HOA dues and rules to review.

What should sellers in each city know?

Edmonds sellers: photography and video that capture views, walkability, and proximity to the waterfront and downtown make a difference. Older homes often benefit from a pre-listing inspection.

Bothell sellers: highlight school assignments, commute times, and outdoor space. Northwest MLS reported active listings across its service area up 22 percent year over year in August 2026, so buyers have more choices than they did a year earlier. Accurate pricing and strong presentation help a home stand out.
